The plot is approx. 10000 m2 in the construction zone, while the remaining approx. 9000m2 is in the green belt (cannot be built - can be a courtyard, garden, orchard, tennis court, swimming pool or similar). For the construction part of the plot, there is a preliminary design for the construction of 10 villas with a swimming pool. In , the owners invested significant effort in improving the planning phase, carefully addressing every detail to ensure significant improvements. Multiple iterations of the development were analyzed, and each version includes valuable improvements. Although the process may seem extensive, we believe that this investment of time and energy adds significant value. Given these goals, it was essential to explore a wide range of options and draw on expertise from different fields to shape the final design. This thoughtful, multidisciplinary approach ensures that we achieve a balanced and impactful result for both the site and the community. MASTER PLAN AND VILLA POSITIONING: MAXIMIZING GUEST CAPACITY: The Detailed Urban Plan (UPU) allows for the accommodation of 80 guests. Each villa is planned to accommodate 6 guests, for a total of 66 guests in 11 villas. Additionally, according to the plan, 7 villas can accommodate 2 additional guests (7 x 2 = 14 guests), increasing the total capacity to 80 guests. In reality, each villa can accommodate up to 8 guests, which means that the project can accommodate up to 88 guests across all villas (8 x 11 = 88). MAXIMIZING VIEWS: The villas are located on different levels so that all have beautiful views. The villas also follow the natural terrain as much as possible, saving on construction costs. Large windows are placed to ensure that the beautiful views of the surrounding landscape are integrated into the living space, becoming a significant part of the overall experience. OPTIMIZING DESIGN FOR COST-EFFECTIVENESS: The design of the villas is adapted to the existing terrain and road layout as much as possible to reduce construction costs and complexity. The project contains two types of villas, aligned with the road design, prioritizing construction and functionality. RESPECTING THE REQUIRED DISTANCES: A minimum of 3 meters between the villas and 4 meters from the road is in accordance with urban planning regulations. Important: This facilitates potential future subdivision into separate plots (in case we decide to sell the villas in the future) as the planning respects the established distances. EFFICIENT USE OF SPACE AND FEATURES: The villas are designed to optimize the use of space (there are no very large villas with unused space), while offering a range of features, including a bistro with sea views, private pools, outdoor dining, kitchen and outdoor shower - providing a pleasant living experience. EFFICIENT LANDSCAPE ON THE SLOPE: The landscaping solution prioritizes earthworks with terrain and plants, reducing structural retaining walls, creating a more organic integration with the environment and reducing construction complexity. Plants planted on the slopes will create an incredible visual experience. ROAD DESIGN: A key element of the project is the road, and its design has been carefully considered with several objectives in mind: COMPLIANCE WITH REGULATIONS: The road is designed in accordance with all relevant regulations, which increases the likelihood of future takeover by the municipality (same as Laguna Marina), which could benefit the project in the long term. EASY ACCESS: Ensuring comfort and ease of navigation by road is key. The road design prioritizes unobstructed access to the villas. This significantly improves the overall experience for residents and guests. INTEGRATION WITH THE TERRAIN: The road layout follows the natural elevations of the terrain to reduce the need for extensive earthworks. This reduces costs and preserves the natural beauty of the site. Access to future development (agricultural land) The final road design, compared to the initial versions, is fully integrated into the terrain, improving user comfort and the overall aesthetic appeal of the project. IMPORTANT: it also guarantees access to land that could be developed in the future. The terrain is located on a hill.
