Building land is divided in two zones, possible building of a hotel (T1) of second category minimum with four stars. Surfaces are of AREA 1 - 140.000m2 and AREA 2 - 150.000m2. Total capacity of AREA 1 - 1,400 beds and KAREA2 -1,500 beds. The Ci ty of Biograd na Moru Spatial Plan for these zones/area has the following conditions: the maximum floors consist of basement, ground floor and four floors, highest height of 18 m, building part of the land plot of 30% and maximum utilization coefficient of je 0.8. The accommodation capacity is conditioned by the criterion of 1 bed / min 100m2.
