Prices of new apartments in Croatia 1/2024-2/2024

In the period 1.1. - 1.2. In 2024, the average prices of new construction in most cities in the Republic of Croatia were quite stable, with a slight increase of up to +5% recorded.

In Zagreb, the average price of newly built apartments increased by 3.81%, in Poreč by 2.36%, in Osijek 4.74%, in Rogoznica 5%, in Novi Vinodolski 2.5%, Primošten 3.64%, Šibenik 2%, Kaštela 2.82%, Trogir 3.45% , Pakoštane 2.94%, Zaprešić 1.28%, Rijeka 0.92%, Zadar 0.74%.

The highest increase in the price of apartments was recorded in Split, where the average price of new construction in February 2024 was 4716 EUR/m2, compared to the previous month when it was 3775 EUR/m2, which represents a jump of 25%. This increase in prices in Split should be seen through the increase in the number of offers of luxury apartments, such as those on Duilovo where, according to the agents, "the apartments were bought by Zlatko Dalić and Mate Rimac". "High prices are held by Meje and Bačvice, new apartments in the less attractive Mejaše are sold for 5,000 euros per square meter!"

A larger drop in prices was not recorded in any municipality in Croatia. The biggest reduction in the prices of new buildings of -4.5% was recorded in Fažana, and Opatija -3.44%. On Cres, the average price was reduced by -1.58%, and in Vodice -1.33%.

The average price per m2 of newly built apartments in Zagreb is EUR 3,000, in Rijeka EUR 3,714, in Poreč EUR 3,652, in Pula EUR 3,184, in Osijek EUR 2,021, in Crikvenica EUR 4,070, in Novi Vinodolski EUR 3,796, in Opatija EUR 6,854, in Šibenik 4133 EUR, in Vodice 3453 EUR, in Makarska 3500 EUR, in Split 4716 EUR, in Trogir 3620 EUR, on Vir 3292 EUR, on Pag 3511 EUR, and Zadar 3348 EUR.
