Price trends for apartments in new construction in Croatia: 1.7.2024. - 1.7.2025

Based on data from the real estate listing site www.prodaja-nekretnina.com, where only licensed real estate agencies advertise apartments, we analyzed the movement of average prices of new-build apartments in the nine large cities in Croatia for the periods of July 1, 2024, and July 1, 2025.

The data show a strong increase in prices in most cities, with notable differences in growth dynamics and one exception with a price decline.
Price trends by city:

🔹 Zagreb
The average price per square meter increased from €3,327 to €4,158, a 25% rise. This jump reflects strong demand, especially for apartments in newly developed neighborhoods with modern infrastructure.

🔹 Split
Split recorded the highest price increase – from €5,000 to €7,085 per square meter (+41.7%). Massive demand for luxury new builds with sea views, combined with limited supply, is pushing prices to record levels.

🔹 Rijeka
In Rijeka, prices rose from €3,688 to €4,101, an 11.2% increase. Rijeka’s market is becoming increasingly attractive for buyers seeking a balance between affordability and urban coastal living.

🔹 Osijek
The most affordable city on the list saw a modest increase – from €2,303 to €2,451 per square meter (+6.4%). Osijek’s market remains stable with gradually increasing demand.

🔹 Zadar
In Zadar, new-build prices rose from €3,319 to €3,670, marking a 10.6% increase. The city maintains its position as a popular destination for buyers looking for property near the sea.

🔹 Velika Gorica
Prices in this city near Zagreb grew by 14.8% – from €2,700 to €3,100. Its convenient location and excellent transport connections are boosting both agency activity and buyer interest.

🔹 Pula
Pula experienced steady growth of 7.8%, with prices rising from €3,141 to €3,386. The Istrian market remains attractive, though without dramatic jumps.

🔹 Šibenik
The only city with a price decline – from €4,112 to €3,369 per square meter (-18.07%). This may reflect a market correction following rapid previous growth, shifts in demand, or new projects that have lowered the average price.

🔹 Varaždin
Prices in Varaždin rose from €2,922 to €3,233, an increase of 10.6%. The city is increasingly appealing to those seeking a balance between cost and quality of life.

On average, across all analyzed cities, the price per square meter for new-build apartments increased from €3,390 to €3,839, representing a 13% rise in just one year.

These trends point to increasing pressure on buyers, especially in Adriatic cities, while continental urban centers still provide more affordable options.
