The average price of an apartment in BiH in a new building in 2022 is higher by as much as 33.7 percent compared to 2021.
The average price of an apartment in a new building in Bosnia and Herzegovina in the last quarter (from October to December) of 2022 was 2,149 KM per square meter, which is 27 percent more compared to the last quarter of 2021.
The average price of an apartment in a new building in Bosnia and Herzegovina during the whole of last year was 2,444 KM per square meter, which is 33.7 percent more than in 2021.
Price movements in the entities
The average price of an apartment in a new building in the Federation of Bosnia and Herzegovina in the last quarter of 2022 was higher by 24.8 percent compared to the last quarter of 2021. The average price of an apartment in a new building in the FBiH last year was higher by 16.9 percent compared to 2021. .
The average price of an apartment in a new building in the Republic of Srpska in 2022 was 2,522 KM per square meter, which is 41.1 percent more than in 2021, when the price was 1,787 KM.
There are several reasons why real estate prices in Bosnia and Herzegovina continue to grow enormously - it is claimed that demand is greater than supply, construction materials are more expensive and labor is more expensive.
Real estate agent Spaho Ljajić, speaking in January for our portal about real estate prices, said that he does not expect these prices to be lower in Bosnia and Herzegovina. He pointed out that the main reason for this is that the supply is greater than the demand, especially in Sarajevo.
According to him, there is a great interest of the diaspora and residents from other parts of Bosnia and Herzegovina in real estate in the capital.

The European Statistics Agency (Eurostat) has published data on price trends for all real estate (new construction and old real estate) in the last quarter of 2022 compared to the previous quarter.
