Real estate prices in Zagreb are rising

The prices of residential buildings in Croatia in 2022 were on average 14.8 percent higher compared to the previous year, the data of the State Statistics Office (DZS) published on Tuesday.

At the same time, the prices of new residential buildings increased by an average of 17.5 percent, while the prices of existing residential buildings were higher by 14.5 percent, according to the updated report of the CBS.

In comparison to 2021, the prices of residential buildings in the past year jumped by 17.9 percent on average in the City of Zagreb, by 12.3 percent in the Adriatic, while in other areas they were higher by 15.3 percent.

In the fourth quarter of last year, the prices of residential buildings in Croatia increased by 4.7 percent compared to the previous quarter, while on an annual level, that is, according to the fourth quarter of 2021, they jumped by 17.3 percent, data from the CBS show.

At the same time, new residential buildings rose in price on average by 3.1 percent compared to the previous quarter, and by 16.5 percent compared to the fourth quarter of 2021.

The prices of existing residential buildings, on the other hand, were higher by five percent on a quarterly basis, and by 17.4 percent on an annual basis.

The prices of residential buildings in the fourth quarter of 2022 compared to the third quarter of the same year were, on average, higher for the City of Zagreb by 6.4 percent, for the Adriatic Sea by 3.3 percent, and for other areas by 4.7 percent.

On an annual level, the prices of residential buildings increased the most in Zagreb, by an average of 22.5 percent.

In the Adriatic, the growth amounted to 12.9 percent, while in other areas, the prices of residential buildings in the fourth quarter of last year compared to the same quarter of 2021 were on average higher by 17.5 percent, according to data from the CBS.
